Mold remediation is the term used to describe all the processes involved in eliminating harmful mold growth. It includes mold testing, removal, demolition, sanitizing, containment and post-testing clearance depending on the type and location of the growth.

Mold Inspection versus Testing:

Mold inspection simply identifies the presence of mold and generally defines the size of the problem, usually in square footage.

Mold testing attempts to identify what specific type of mold is in your home and how many mold spores are in the air.

Mold Testing Methods:

Here are the different types of mold testing which may be conducted by a mold professional as part of the remediation process.

  1. Air Sampling.
    Using air sampling, mold experts collect indoor air samples from the home. A control sample is also taken outside of the home.  A comparison is made between the indoor and outdoor samples to determine if there are elevated levels of mold spores inside the home that are not naturally present in the outdoor environment. 
  2. Lift Tape Sample.
    A piece of tape placed onto any areas to be tested. It is then lifted and placed on a glass micro slide. The tape slide is then sealed and examined by the microbiology laboratory for mold spore presence.
  3. Tape Swab Test.
    This test is used infrequently because it is used to determine which type of mold is present. This test does not typically identify spore count, which is essential to determining if there are elevated levels of mold in a home. Because all mold requires remediation, the mold spore counts are far more important than the actual types of mold.  The tape swab test uses a cotton material swab to wipe the surface to be tested. After touching surfaces, the swab is sent to a lab for examination.

Mold testing and protocol: A careful inspection of the property is done to identify mold growth type and source. This is very important in determining the best approach for remediation.

Containment: Molds produce spores when they are triggered. These spores move in the air and can settle on other surfaces while they are being removed. As a result, expert mold remediation involves isolation of contaminated areas before cleaning or removal.

Cleanup and air filtration: Mold cleaning procedure depends on its location. Molds on non-porous or semi-porous materials are often cleaned through a process that prevents spores’ release into the air.

Disposal or removal: The type of material on which the mold grows will determine if disposal or demolition is required. When mold grows on porous material, removal is usually the chosen course of action.

Sanitization: Removal of mold-infested materials is often followed by thorough cleaning of all items affected, such as furniture, curtains, floors, walls, etc. This can also include deodorization and elimination of odors with the use of fogging equipment.

Preventative Recommendations: The final step in the mold remediation exercise is preventive recommendations. These are steps suggested by the professionals to property owner’s for the prevention of mold regrowth.

Mold remediation is incomplete without the recommendations from mold professionals on how mold problems will not reoccur in the future.

Post remediation clearance: After the remediation process has been concluded, a Post-remediation verification (Clearance Testing) is carried out to confirm the remediation’s success and verify the cleanup effect.
